Lennar Roof Venting Info

Recently several homeowners reported calls from a few companies (Advantage Environmental, Dobransky Construction, & Grand Peak Construction) indicating they were doing work on behalf of Lennar. The Board contacted Lennar to clear up the questions. The following is a response from Lennar and a copy of their Lennar Attic Venting Letter.

            In homes where additional attic venting is preferred, customers will receive calls from a company called Advantage Environmental (AE) and Dobransky Construction. These professionals work together with Lennar to evaluate the attic space and install additional vents as necessary. We have been in contact with the building department regarding permits. A permit will need to be obtained for cases where a bathroom vent is reconfigured and extended/terminated through the roof sheathing. These will need to be inspected by the mechanical division of the building department. Permits are not necessary to simply install additional soffit and/or roof vents.
            Please note that this is a service available to homeowners within 6 years of the original close of escrow on the home. Homeowners are encouraged to contact our Customer Care line at (303) 754-0701 with questions.
One of our homeowners that worked in the CO construction industry recommends a few things; check for mold and insulate the pipe/vent they install. Checking for mold by accessing your attic could be dangerous...ask the folks doing the work if they'll take a few digital pictures for you, then review those. As for the insulation, we've asked Lennar if that's necessary or an option.

Lennar Warranty Information

The July 07 the the main focus of the HOA Board Meeting was Lennar Homes and the warranty issues affecting several Northgate Highlands homeowners. Lennar Homes representatives included the Divisional President, Mr David Bracht, the Director of Customer Care for Colorado South, Josh Wallace, and two Customer Care representatives focusing on NGH Patrick Hanley and Larry Kelly. They addressed questions and concerns from the audience and the board, listened to other issues and addressed them appropriately. Lennar has gone through change and setbacks recently and, as a result, has closed one of their offices without proper notification to the HOA Board or homeowners. This is being resolved and they assure us that their new streamlined processes of taking requests and complaints will be much easier than before.

David Bracht recently met with his Denver Lennar team and pointed out that "Lennar is not just a builder, they are a customer service organization" and their current goal in Northgate Highlands is "righting the wrongs of the past".

The Board feels confident that Lennar is better prepared to handle any and all needs that should arise in regarding warranty work or otherwise. Their strong presence and course of action they have personally taken assures us they will be here for the long haul. Both Patrick and Larry are solely responsible for the Northgate Highlands community and are prepared and equipped to solve our issues, seeing them through to completion.

One item recently accomplished was an update to the Lennar Homeowners. Lennar sent letters to many homeowners, during the meeting Josh mentioned plans to notify homeowners with purchases within the last 2 years of the changes their Customer Support information.
